Maximizing the location was the key to the success of this project situated on the ‘Golden Mile’ in Cannington.
The owners were focused on providing maximum exposure, easy access and generous car parking without impacting on the net lettable area of the project.

The shape and corner location of the property required a creative solution to ensure each tenant received exposure to the busy Albany Highway traffic flow. Care was taken during the design phase to provide a clean simple façade that allows the occupants branding to dominate, whilst also providing a simple yet interesting base building to withstand the test of time.
Large canopies provide all weather protection for visitors to each tenancy, whilst the use of strong vertical elements provides balance to the horizontal mass of the project.
A service lane was provided to allow permanent access to the rear of each tenancy and simple yet effective glazing allows good product exposure and a feeling of spaciousness once inside each unit.
The dominant feature of the project is the curved concrete panels to the façade, which were poured on-site, using a custom-designed curved plywood casting bed. The finish on these panels is a credit to the form workers and concrete contractors on this project.
As the site is located on a very busy intersection, our building program was designed to minimize disruption to pedestrians and traffic throughout the construction phase, making use of traffic management facilities and careful planning and timing of potentially disruptive activities.
The building has been designed to allow each tenants fit-out to be personalized to their needs and budget, so the initial amenities provided to each unit are simple yet effective. Allowance has been made to accommodate the different needs of each tenant in relation to ceilings, lighting and power.
