Project Features
Prominent design feature
The three storey high glass curtain wall to the front entrance is a striking feature of the building. The clever use of flat plated structural steel reduced the need for bulky aluminium joinery. The result was a sleek looking glass wall expressing minimal joinery. Oversized eaves gutters were specifically rolled for the project to provide the illusion of parapet mouldings without disclosing their routine function.
Construction features
Innovation in the structural design was important to achieve a cost effective and time efficient solution for the developers. Insitu suspended flooring was calculated to add 6 or 7 weeks to the construction program. Precast flooring was cost expensive, given the regional location of the project. The ‘King Floor’ suspended flooring system offered all the answers. Suspended floors were poured insitu without the need for formwork or propping. Once the precast tilt panels were erected, and structural steel rigged, the ‘King Floor’ was installed in concert with the main roof. Roof cover and both suspended floors were achieved in less than 4 weeks.
Internal features
Functionality of the building was essential. An open floor plan with a square footprint was necessary for efficient layout of the internal call centre. Reduced use of structural columns favoured these criteria.
