Project Overview

project description: This mixed use development two storey was purpose built for a national medical group provider. The medical group was the sole tenant for the top floor which was fitted out as a fully operational medical centre.

Project Features

prominent design feature: The building is located on the corner of Safety Bay Road (major road) and Settlers Avenue, Baldivis, which is the main entry road to the adjacent Baldivis Shopping Centre. The facacdes to these elevations are intricate in their architectural design features incorporating a combination of Acratex Texture Coated Tilt Panel Concrete, Alucabond Clad Steel Trusses, Stone Flag Tile Cladding and Curtain Wall Glazing. The Curtain Wall Glazing System is an AUSTVISION spider fixed glazing system with tempered heatsoak colour back glazing. The Curtain Wall is also providing an excellent location for the corporate signage for the medical group. The overall effect is a very modern looking building with an impeccable finish.

construction features: The building is predominantly concrete tilt panel to the major internal dividing walls and external walls to the ‘non-façade elevations’. The first floor is a traditional in-situ suspended concrete slab with a zinc clad structural steel roof. Internally there is a large foyer entry for the upstairs medical centre featuring a hospital grade/size elevator and escalator system.

internal features: The medical centre fit-out was carried concurrently with the construction of the building by a specialist medical fit-out contractor. The success of this project was aided greatly by the excellent communication between the construction and fit-out contractors managed by the Gavin Construction, construction management team. The downstairs tenancies were ‘base-build’ only and were designed for fit-out for by the prospective tenants. The tenancies are fully occupied by health services tenants and the building is now a very busy commercial centre.
